At the eastern gateway to the vibrant Pike/Pine corridor; The Braeburnframes this important intersection and transitions between the former light industrial/warehouse district and the classic urban residential neighborhoods to the north and east. The site at the crest of Capitol hill , an established urban district, provided difficulties as well as opportunities to create a unique mixed use community that integrates seamlessly into the fabric of "the hill". Split by East Pine Street, the larger parcel is divided into two zoning classifications with the higher zoning height at the uphill side of the steeply sloped site.
The challenges of the steep topography provided the opportunity to visually divide the project into distinct "buildings" which each in their own way pay homage to the existing palette of architecture in the surrounding neighborhoods without parodying them.
Fronting on three streets, the "buildings" are pulled to the street edge, reinforcing the urban fabric and providing an active pedestrian space. This opens up the interior of the site to four large landscaped courtyards that according to the topography overlook and interconnect with one another and the generous residential amenities on site.
The 231,000 sf mixed-use project has 143 residential units, 13,000 sf of commercial space and parking for 200 cars. Amenity spaces for the resident's use include a spa, gymnasium, media and conference rooms.
